What documents will I need for income verification?

Documentation depends on your income source. ApproveShield generally requires a current personal U.S. bank statement plus supporting documentation such as current consecutive pay stubs, an eligible offer letter, tax returns for self-employed applicants, or qualifying benefit/retirement/financial aid documentation. Business bank accounts and screenshots are not accepted for personal income verification.

How does the application screening process work?

After applying, you will receive a secure ApproveShield link by email or text. You will need to confirm your identity/SSN, sign the authorization, and upload all required documents. Yes. Credit is evaluated as part of the qualification process, and a criminal background check is obtained for each applicant who will reside in the apartment home. Screening results may result in approval, additional requirements, or denial.

Can I use a guarantor?

Yes, when applicable. A guarantor must meet the community’s qualifying criteria and have verifiable income of at least 5 times the rental rate.

Can I qualify using savings or liquid assets?

Account balance validation required. Also, liquid funds must total at least 1 times the annual market rent; for a guarantor using this option, liquid funds must total at least 5 times the annual rent.

Can I apply if I just started a new job?

Yes. If you have fewer than two pay stubs because of a recent job change, we require an offer letter and your first pay stub(s), along with the required personal bank statement. Offer letters must meet stated requirements.

Can I qualify with an offer letter before I start my job?

Yes, subject to verification requirements. The offer letter must be on company letterhead with employment effective within 30 days of the lease start date, and it will be independently validated with the employer’s HR department. A current personal bank statement is also required.

What is the occupancy limit for each apartment?

A resident is allowed up to 3 occupants in a one-bedroom, 3 in a one-bedroom with den, 5 in a two-bedroom, 7 in a three-bedroom, and 9 in a four-bedroom.

How long is a rental rate quote valid?

Original rental rate quotes are honored for 2 business days. Pricing is tied to the apartment’s availability, move-in date, and requested lease term, so changes to those details may result in a revised rate.

Is parking required if I bring a vehicle?

Yes. If you will be bringing a vehicle, a designated covered parking option is required: carport parking is $35 per month, detached garages are $85 per month, and attached garage parking is $125 per month.

Is EV charging available?

EV parking/charging is available, with charges varying by use or occurrence. Please contact the leasing team for current availability and details.

What are the pet fees?

For pets, the current charges are a $250 refundable pet deposit per pet, a $250 one-time pet fee per pet, a $25 one-time third-party pet management fee per pet, and $40 monthly pet rent per pet.

Are there breed restrictions?

Yes. Restricted breeds include Pit Bull Terriers/Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, Presa Canarios, Akitas, Alaskan Malamutes, and wolf-hybrids. Additional pet and breed restrictions may apply. These restrictions and deposit requirements do not apply to qualified assistance or sevice animals.

Are assistance animals subject to pet fees or breed restrictions?

Qualified assistance animals are not subject to the pet breed restrictions or pet deposit requirements listed in the community’s qualification standards. Please contact the leasing team regarding the reasonable accommodation process.

Cox bulk wifi internet service is a required monthly charge of $60 per apartment home.

What other monthly charges should I budget for besides rent?

In addition to base rent, required monthly charges include $60 internet, $27 valet trash, $3 pest control, a $5.50 utility billing administrative fee, required parking for those with vehicles, and usage-based or variable utilities and services such as electric, water/sewer, common-area electric/gas, trash hauling, and renters liability insurance.

Are utilities included in rent?

Utilities are not all included in base rent. Residents may be responsible for usage-based electric, water/sewer, common-area utilities, and other utility-related charges as outlined in the lease. Residents are responsible for activating and maintaining SRP utility services.

Residents may be required to maintain at least $100,000 in personal liability insurance coverage and provide evidence of coverage at lease signing, then maintain it throughout the lease term. Your lease will contain the specific insurance requirements.
